Home Selling Tips

Transform your house into a buyer's dream home

Everyone wants his or her home to sell fast and bring top dollar. To make this happen, it takes careful planning and knowing how to professionally spruce up your home. Here are a few tips on prepping your house and turning it into an irresistible and marketable home.

Depersonalize The Space

De-personalize yourself from your home by packing up personal photographs and family heirlooms. Let buyers imagine their own photos on the walls and envision living in your house.

Remove Clutter

Start de-cluttering. People collect an amazing amount of junk over the years. This is a great time to consider that if you don't need it, why not donate it or toss it out?

Organize What's Left

Rearrange bedroom closets and kitchen cabinets. Buyers will often open closet and cabinet doors. Think of the message it sends if items fall out! If they see you as an organized person, they'll think you take good care of the rest of the house as well.

Pack Away Extra Furniture

Rent a storage unit. Less is more. Remove pieces of furniture that block or hamper paths and walkways and put them in storage. Leave just enough furniture in each room to showcase the room's purpose.

Want To Keep It? Don't Show it!

Remove and replace favourite items. If you want to take window coverings, built-in appliances or fixtures with you, remove them now. If a buyer never sees it, they won't want it.

Perform Minor Repairs

Make minor repairs and touch-ups. A house that's in order is a house that will sell. This is a great time to replace cracked floor or counter tiles. Patch holes in walls. Fix leaky faucets. Consider painting your walls neutral colours and replace any burned-out light bulbs.

Clean, Clean, Clean

Make the house sparkle. Wash windows inside and out. Rent a pressure washer and spray down sidewalks and exterior. Clean out cobwebs. Re-caulk tubs, showers and sinks. Polish chrome faucets and mirrors. Clean out the refrigerator. Vacuum daily. Wax floors. Dust furniture and fixtures. Replace worn rugs. Hang up fresh towels. Clean and air out any musty smelling areas.

Rearrange Your Furniture

Scrutinize. Imagine how your house will look to a buyer. Examine carefully how furniture is arranged. Make sure window coverings hang level. Tune in to the room's essence and its emotional pull. Does it have impact and pizzazz?

Improve The Outside Of Your Home

Check curb appeal. Spruce up your home on the outside. Keep the sidewalks cleared. Mow the lawn. Paint faded window trim. Plant a few flowers. Trim your shrubs. Make sure visitors can clearly read your house number.
