Features & Finishes
Exterior Design
- Architecturally selected and controlled, colour coordinated brick with brick detailing and/or vinyl siding exteriors, as per elevation, with complimenting roof, and paint colours to ensure a professional streetscape.
- Durable, maintenance free, pre-finished aluminum soffits, fascia, eavestroughs and down pipes - all colour coordinated.
- Self-sealing asphalt shingles. (25 year manufactures warranty)
- Garages to receive roll up door(s) as per plan.
- Insulated metal front entry door with polished brass finish grip set and deadbolt.
- Front door to receive glass insert and/or sidelight(s), as per elevation.
- Maintenance free white vinyl thermopane, casement or single hung Low E Argon windows on front elevations with decorative grilles as per plan.
- Side and rear elevations to be white thermopane vinyl slider windows and patio doors.
- All operating windows to have screens.
- All doors and windows to be fully caulked.
- All exterior doors are complete with weather stripping.
- Basement windows to be Low E Argon metal and/or vinyl sliders.
- Driveway limited to basecoat asphalt only.
- Sod and walkways are in accordance with the Municipality Requirements.
- Optional Finished basement to be same finishing as main floor.
- All lookout lots to have decks with stairs to grade, and walkout lots to have a deck only (6’x8’deck).
Construction Features
- 2’ X 6’ exterior wood construction with R22 insulation in walls, R40 insulation in attic.
- R12 insulation in basement in accordance with the Ontario Building Code.
- 5/8" tongue and groove sub-floor with joints to be sanded and fastened with screws and nails.
- Poured concrete basement floors and foundation walls with heavy duty damp proofing to walls, drainage layer and weeping tiles where applicable.
- Two exterior water taps are provided, one located at front and one located at the rear of the home.
- Two exterior electrical outlets, one located at the front and one located at the rear of the home.
- All ductwork located in basement to be sealed.
- Heat recovery ventilation system – HRV
- Solar ready (wiring not included)
- Drain water heat recovery.
Heating and Plumbing Systems
- Forced air Hi-efficiency gas furnace and hot water tank vented to the exterior (water tank is a rental unit).
- Ductwork sized to allow for future central air conditioning.
- Laundry tub and hot/cold water connections provided for future washing machine.
- Convenient stainless steel double ledge back kitchen sink with single lever faucet.
- Pressure balance control faucets in the bathroom tub enclosures and separate shower stalls.
- Single lever faucets to bathrooms and powder room
- White plumbing fixtures installed in all bathrooms.
- Rough-in plumbing provided for future dishwasher.
- White pedestal sink in the powder room, as per plan.
Electrical
- 100 amp electrical service with breaker panel and copper wiring throughout in accordance with the Ontario Hydro Requirements.
- Heavy-duty receptacle for stove and dryer, with capped vent for dryer.
- Rough-in wiring provided for future dishwasher (left in basement)
- Bathrooms and Powder Room outlets are wired with a Ground fault indicator.
- smoke detectors on all floors, including basement.
- Carbon monoxide detector(s) installed (as per building code).
- Ceiling fixtures in all bedrooms, hallways, kitchen, breakfast, main floor laundry, mudroom and family/media rooms.
- Living rooms are to receive a switched plug, and the dining room is to receive a capped ceiling outlet.
- Bathrooms to receive Hollywood strip lighting over the bathroom vanities and pedestal sink in the powder room. (as per plan).
- Pre-wiring for two - (2) cable TV outlets. One in the master bedroom and one in the living room, family room or media room as per plan.
- Pre-wiring for telephone service.
- White toggle switches throughout finished areas.
- Rough-in for security system (to basement & first floor opening windows & doors)
- Exhaust fans installed on separate switch to all finished bathrooms and vented to the exterior.
- Air cleaning hood fan (white only) over stove vented to exterior.
- Rough-in for central vacuum to basement.
- Door chimes and wiring provided.
Interior Decorative Features
- Mirrored sliders to front entry closet, as per plan.
- Ceramic wall tiles installed in tub enclosures up to but not including ceiling. Where tub and shower stalls are separate, tub enclosures are tiled to approximately 18” high above tub deck and shower stalls are fully tiled. White ceramic bathroom accessories included.
- Mirrors over all bathroom vanities and pedestal sink in powder room.
- Spray textured stippled ceilings throughout, except for Kitchen, dinette, all bathrooms and main floor laundry rooms are to have a smooth painted finish.
- Quality designed cabinetry with rolled arborite counter tops in kitchen (open undermount area for future dishwasher, cabinet not provided) and bathrooms.
- All interior walls and trim are painted with a quality “Cool White” latex paint.
- Imported ceramic tile flooring in front foyer, kitchen, breakfast, all bathrooms, main floor laundry rooms and mud rooms (as per plans), from Builder's standard samples.
- 40 oz. broadloom with quality under-pad throughout finished areas, as per plans. (Carpet selections are subject to restrictions). Stairs of finished areas are fully carpeted.
- Painted Colonial trim & baseboards (as per builder’s standard samples) with Classique series interior doors with quality finish polished brass knobs (as per plan).
- Oak veneer stringers, handrails and pickets in natural finish, to finished areas as per plan. (Except stairs to basement).
WARRANTY
The TARION Program backs Beaverbrook Homes with an “Excellent Service Rating” and all homes include the following warranties:
Free from major structural defects for a period of seven (7) years.
Free from defects in workmanship or materials for a period of two (2) years on electrical, plumbing and heating delivery and distribution systems, all exterior cladding, windows, caulking and doors.
The home is free from defects in workmanship and material for a period of one (1) year.
